At W.J. Northridge, we understand that clients and projects have different needs and objectives. Part of our success has been our ability to tailor our services which best fits the needs of a particular owner and meets their specific project objectives.
W.J. Northridge provides a full range of services utilizing a number of Project Delivery Options. The project delivery method chosen for a building project depends upon two primary considerations. What roles will the Owner, Architect, and Contractor play during the development and construction of this project? Which variable factor(s) – Cost, Schedule, Building Quality, Risk and Client Capability – are driving the choice.
We build projects using a broad range of Project Delivery Systems including traditional Design-Bid-Build (General Contractor), Construction Management, and Design – Build. In every case W.J. Northridge will utilize a structured system to manage the pre-construction, construction, and post construction phases of each project. W.J. Northridge can also self-perform a number of trade tasks including carpentry, drywall, and acoustical ceilings.
Regardless of the Project Delivery System, W.J. Northridge has a proven track record of providing quality projects on time and within budget.

In this traditional method of Design-Bid-Build project delivery, a team of architects and engineers are retained to develop a set of construction documents for a building to reflect the particular goals and needs of the project owner. Based upon the completed set of documents, a general contractor is selected through a bidding process to build the project for a set price. As a General Contractor, WJN typically works under a lump sum contract and perform many phases of the work with our own work forces. Approximately 50% of our work is obtained by competitive bid, thus allowing WJN to maintain a finger on the pulse of the marketplace and provide competitive pricing when negotiating for General Services.

As Construction Manager, WJN works under a professional services contract for a negotiated fee. We have been contracted to provide CM Services under a number of variations tailored to our client’s needs. (As Agent and At Risk) Ultimately, the Construction Manager provides an owner with experienced construction personnel throughout all critical phases of the design and construction process. Our ability to provide early cost estimating, scheduling, and a variety of assistance/services throughout the planning, design, and construction phases of the building program have proved to be very effective for our clients.

W.J. Northridge offers Program Management Services to those clients which desire an Owner’s Representative that is an extension of their own Facilities Staff. As Program Manager, WJN will provide leadership and guidance that encompasses the goals and objectives that the Project Owner wishes to achieve. Services will span the entire conceptual, pre-construction, and construction phase processes. WJN will implement and manage this process to ensure a successful outcome.

In the Design-Build option, the owner contracts with a single entity for both Design and Construction responsibilities. WJN assembles a project team that consists of Architects, Engineers, and Trade Contractors capable of transforming an owner’s vision into a successful, completed project. Our team will assume total responsibility for all aspects of the project, thereby providing a single point of responsibility and accountability.
