Sutherland Group Adds Jobs, Space in Hauppauge -- Newsday April 28, 2014

Four small businesses involved in the construction industry plan to consolidate operations in Hauppauge.

Sutherland Building Group wants to purchase and expand 175 Kennedy Dr. in the next 18 months. The $7.9-million project is expected to add 16 jobs over two years to the group's payroll of 120.

Sutherland began in 1963 as Hi-Lume Corp., a maker of suspended ceiling tile based in Huntington.

The family-owned company was later joined by three others in the mid-1980s: Metro Interior Distributors Inc., a provider of acoustical tile, insulation and other building materials; Liberty Doorworks Inc., a supplier of commercial doors; and W.J. Northridge Construction Corp., a general contractor and construction manager.

Each has operated from 20 Railroad St. in Huntington Station since 1987, though warehouses have been rented in Commack and Hauppauge in recent years to accommodate growing sales.

"We've completely outgrown our facility" in Huntington Station, said James A. Sutherland, who operates the businesses with his brother Matthew and sister Lorna. "We cannot get one more person in there, one more car in the parking lot."

He said the 57,500-square-foot building in Hauppauge, where he plans to add another 17,500 square feet, would accommodate the building group's future growth.

He wants to expand production of acoustic ceiling tile and custom-door fabrication, and open a product showroom.

The Suffolk County Industrial Development Agency last week approved $460,064 in tax breaks for the project. Much of the savings -- $285,782 -- would come from a 10-year freeze of property taxes on the existing Kennedy Drive building and breaks on the planned addition.

Grant Hendricks, vice chairman of the IDA's board of directors, said, "it was nice to see" a second-generation family business "growing in this economy."

James and Matthew Sutherland and Lorna Smith are the children of Hi-Lume founder Albert O. Sutherland. One of their companies, W.J. Northridge Construction, is named after Albert's grandfather William James Northridge, who worked on the Brooklyn Bridge as a paint contractor.

The building group had considered moving its wholesale building materials business to Pennsylvania or Connecticut, according to its application for IDA help. The application also shows the group's employees, on average, earn $70,830 per year.The building group has done work on the Long Island branches of People's United Bank, the corporate headquarters of Medical Action Industries in Brentwood, schools, stores, medical centers and not-for-profit institutions.

Teachers Federal Credit Union Moves into New Corporate Headquarters

Serving as Construction Manager for the overall Building Program, WJN was awarded the Project in October of 2010 and promptly commenced with Pre - Construction Phase Services. Working closely with TFCU and the Project Architect, JRS Architects from Mineola, N.Y., the Design/Build Team developed a Program which consolidated a number of existing TFCU Facilities and brought their corporate functions under one roof. A "fast track" construction schedule drove the Trade Activities with full occupancy by the Fall of 2011.
WJN Constructing Multiple Projects for Federal Express at JFK Airport

Federal Express has taken possession of the New Canopy/Loading Platform at their JFK Airport Facility in New York. Along with our joint venture partner STR International, this "Ramp Side" Project required close coordination with the Port Authority of New York and Federal Express Operations Managment to maintain ongoing operations while providing modifications to existing Sort Equipment and Caster Deck Placements. The WJN and STR International Team are currently spearheading the installation of a new Fire Alarm System for the facility as well as providing Design - Build Services for the Fed - EX HVAC Replacement Program.

W.J Northridge has recently commenced with the construction of a new 100,000 Sq. Ft. Corporate Headquarters Facility for Teachers Federal Credit Union. Serving as Construction Manager for the overal Building Program, WJN was awarded the Project in October of 2010 and promplty commenced with Pre - Construction Phase Services. Working closely with TFCU and the Project Architect, JRS Architects, Mineola, N.Y., the Design/Build Team has developed a Program which will consolidate a number of existing TFCU Facilities and bring their corporate functions under one roof. A "fast track" construction schedule is driving the Trade Activities with full occupancey expected late summer of 2011.

WJN is nearing completion of the 10 million dollar expansion/renovation program at Nassau BOCES – Greenvale. W.J. Northridge in conjunction with Ehasz Giacalone Architects, P.C. have created a “cutting edge” Education Center for the Nassau BOCES – Alternative Learning Program. WJN guided Nassau Boces Ira Wolfson High School towards student occupation in March of 2011 serving as construction managers. WJN is now focused on completing the project by monitoring the contractor’s final punch list items.
WJN Completes Huntington Crescent Club

With Mojo-Stumer as architect and W.J. Northridge serving as General Contractor, the renovations on the Huntington Crescent club were completed in May of 2011. The project included a renovated ballroom, dining hall, boardroom, lobby, reception hall as well as a new state of the art Perlick bar system. Project highlights included custom mill work and marble as well as an extensive wood staining project.
GM Advisory moves to Rubies Corporate Plaza

Residing on the third floor of the Rubies Corporate Plaza in Melville NY, the new space is replete with high end marble and millwork finishes. Construction Underway For The New Nassau University Medical System (NUMC) Freeport/Roosevelt Clinic

W.J. Northridge Construction has recently commenced with the construction of a new “State of the Art” Medical Clinic for the Nassau University Medical Center. This new facility will provide residents of the Freeport and Roosevelt communities with a large array of services including Primary Care, a Dental Suite, Imaging Center, and Institute for Minority Health. Serving as General Contractor, WJN leads a team of trade contractors which includes significant W/MBE participation. Construction is expected to be completed by late fall of 2009. Construction Begins At The New Recreational/Educational Building For The Huntington Assembly of God Church

Acting as the Construction Manager for the church, W.J. Northridge is working hand-in-hand with the congregation’s building committee and Hoffman/Grayson Architects to insure a quality facility while still meeting the church’s strict budgetary requirements. The building, comprising of a pre-fabricated structural steel frame and standing seam roof structure by CECO, houses a multipurpose gymnasium/assembly hall, modular classrooms and a kitchen/café. In addition to the new building, the church site will get an overall with new site lighting and a parking lot throughout its whole campus.

WJ Northridge has signed on with the Bank of Smithtown to construct their new branch in Port Jefferson, NY. Architect Mojo-Stumer designed this building using unique modern materials. The shell of the building is a combination of standard metal framing, Terracotta paneling and the glass Pilkington Planer Insulating System.

With over 15 branches, the Bank of Smithtown is a premier community bank who has been in business for almost 100 years. WJ Northridge will be providing our general contracting services.
GMATS partners with WJN for Management

Global Maritime and Transportation School (GMATS) has welcomed WJ Northridge aboard to provide program management services for their new five story facility located on the US Merchant Marine Academy campus in Kings Park, NY. The primary building layout involves classrooms and a conference center on the first floor, 120 lodging rooms on the second, third and fourth floors and lodging suits on the fifth floor. The initial plan also includes a below grade parking level under the building.

GMATS is a World leader in providing professional education in maritime security, intermodal transportation and logistics. They offer individuals programs and seminars designed for state continuing education credit and specific field certification.

Design review, cost estimating /value engineering, and creating a project master schedule are some of the services WJ Northridge is providing for GMATS in the pre-construction phase. We are also investigating the potential of using solar and geothermal energy to help achieve a LEEDS Silver status.
